We selected small, peaceful, friendly, and safe San Juan del Sur as the ideal site for Bahia del Sol based on market research from Calvet and Associates, the leading research firm in Central America.
San Juan del Sur is the only location on Nicaragua with both beautiful beaches and a good choice of stores, banks, bars, and restaurants within walking distance of the development. Substantial funds have been committed to upgrade the town's medical facilities with a modern clinic.
San Juan del Sur's excellent harbor is the only one on Nicaragua's Pacific that can host a cruise ship today. There is no question that that the number of ship arrivals will increase substantially on completion of the new dock.
Two factors are especially important to buyers seeking investment potential. First, San Juan del Sur is already a leading destination for tourists visiting Nicaragua and for more affluent people in Managua and within Central America. Our investors don’t have to wait for a tourism market to develop. It is already here. Second, the Calvet study indicates that there is a significant shortage of quality hotel rooms in the market. This means the probability of strong occupancy and higher rates is greater in San Juan del Sur than other locations.
The political climate in San Juan del Sur is also favorable for long term growth and capital appreciation. The local government realizes that uncontrolled growth will destroy the character of San Juan and the opportunities for increased prosperity in the future. They want planned growth with no high rises. This
philosophy combined with the limited supply of developable land close to town and beach
increases the potential for capital appreciation for those who buy now.

Things to See and Do in and around San Juan del Sur
Beach Exploring
If you are an aficionado of great beaches, you could not pick a better base than San Juan del Sur, Nicaragua. As you can see from our pictures, the beach right in town would draw raves in most parts of the world. Besides being within walking distance of your home at Bahia del Sur, the town beach has the big advantage of being sheltered and most of the time the surf is quiet and suitable for children.
But if you want isolation and beaches that will really blow your mind, you’ll need to travel a few miles either south or north. Renting a 4 wheel drive vehicle is probably a good idea since most of the best beaches are on unpaved and sometimes poorly maintained roads.
Best Beaches to the north: Marsella, Maderas, and Majagual
Marsella, which has some development, is a small
pretty bay easily reached by car in less than 15 minutes from Bahia del Sur on a well-maintained road. Maderas and Majagul are a bit further and the road may be problematic during the raining season.
There is a boat that leaves San Juan every day for Majagual beach. The Maderas beach is located a couple minutes from the Majagual beach.
If you are willing to drive over an hour, the entire coast of the Tola area, reached through Rivas, is lined with beautiful beaches separated by headlands.
Best Beaches to the south: El Coco and La Flor
El Coco is a pristine is very secluded beach that makes for a great day getaway place in a truly natural setting. There are also some other beaches to be found south of San Juan del Sur, but there is not a lot of tourism infrastructure. All of the beaches in this area can be accessed by a gravel road, but a 4WD vehicle is necessary during the raining season.
La Flor is a protected wildlife reserve. It is the most famous beach in Nicaragua because of the mass arrival of Olive Ridely turtles that takes place periodically every year between July and January. During certain nights there may be thousands of turtles who come to lay eggs at this one beach. Hundreds of thousands of eggs hatch about 50 days later and the baby turtles scramble to reach the ocean before the birds reach them.
Those who like company and a little more comfort when visiting beaches would probably enjoy a sailing trip on the Pelican Eyes Sailing Adventures, which is an all day affair that includes food, fishing, and snorkeling. Day-trip prices are based on a minimum of 10 adult passengers. Prices are: US $70 for adults and S $35 for children 12 years and under. Sunset sails are US $40 for adults US $20 for children 12 years and under. Toll-free number for Reservations: 1 (866) 350-0555.
Fishing
Costa Rica gets the publicity, but Nicaragua has the same fish with less fishing pressure and lower charter costs. Marlin, sailfish, dorado, wahoo, and yellowfin tuna can be caught offshore. The inshore waters hold rooster fish, sierra mackerel, jack crevalle, bonitos, barracudas, snapper and grouper.
The harbor is filled with boats ranging from simple pangas mainly used by local fisherman to center consoles with twin engines, and even a few larger boats. Both half and full-day trips are offered. Prices depend mainly on the size of the boat and whether the fishing will be done inshore or offshore. A panga usually costs between $150-200 for a half day . A 23-foot Sea Craft will cost around $400.
Superfly is a professional fishing operator with larger boats available that can be reserved on line. http://www.superflynica.com/principal.htm
Surfing
It is easy to understand why more and more
dedicated surfers are choosing to buy in San Juan del Sur. Unlike Costa Rica to the south, Nicaragua's best surf breaks are not spread out all over the country but concentrated along its SW Pacific coastline in the province of Rivas – right where San Juan del Sur is located. It is possible to surf right off the town beach of san Juan del Sur most days. But better breaks are found at more isolated beaches both north and south of town. Since the roads to some of these surf spots are poor or non-existent, really serious surfers either rent a 4x4 or often hire a boat to carry them along the coast to wherever the best action is.
There are several small surf shops in town that do rentals and repairs, including at Ricardo’s Bar. The following links provide additional information on surfing and guided surf trips:

Adventure Activities
Tourism is still relatively undeveloped in Nicaragua.
You won't find dozens of zip lines and organized adventure tours like
those that clutter Costa Rica today. But the number is growing and even
now you can find snorkeling trips, ATV expeditions, kayaking, horseback
riding, guided hikes, and the popular canopy zip line.
Canopy Tour
Da Flying Frog, the longest canopy tour in Nicaragua, is located only five minutes from the town of San Juan del Sur. The canopy tour has 2.5 kilometers of zipline on the border of a farm at the foot of a hill. There are 16 cables that are connected through 17 platforms, most of them located up in the trees. There are many different cables, including slow, fast, short, and long parts. The longest cable is 328 meters; the highest one passes over a canyon measuring 70 meters deep; and at the fastest one you can reach a speed of 70 kilometers per hour. It takes about 45 minutes to complete the whole canopy tour.
The tour starts at the top of one of the hills, which has a superb view of the bay of San Juan del Sur and its surroundings. You can see animals including monkeys, raccoons, birds, and other animals.
Da Flying Frog also offers horses for rent to explore the natural area where you can find large petroglyphs.
The canopy tour costs US$25 per person. Horses cost US$10 per hour., Da Flying Frog will provide free transportation from and to San Juan del Sur for groups.

Recommended Restaurants and Bars
Can you remember when a terrific fresh lobster
dinner at a waterfront restaurant cost less than $10 and a cold beer
cost less than a buck? If you are too young or it's been too longer
to recall prices this low, come down to see us. Those are the prices
today in San Juan del Sur. Below are just a few places to eat and
drink you may want to try. New restaurants are being opened
regularly by expatriates and locals seeking a share of the growing
tourist market. So there is a good chance you will discover your own
"secret spot" before the travel writers tell the world about it.
El Timon. Located on the beach, El Timon features fresh seafood with a view as great as its food and prices.
Las Cascadas. Located at the Pelican Eyes Resort above town, this is the most expensive, but probably the best, restaurant in San Juan del Sur. Open for breakfast, lunch, and dinner.
Marie’s Bar: Features European cuisine and seafood under German ownership. Also has a used book lending library if you need something to read.
Colibri Located about a block south of the entrance to Pelican Eyes, this excellent and attractive small restaurant with great prices is popular with local expats.
Ricardo’s Bar. According to Ricardo, “We should have called it Rick’s Cafe Americain, because like the fabled dive in the movie, Ricardo’s is a meeting place, an international crossroads, for artists, beachcombers, gamblers, divas, drinkers and simple travelers. People come to Ricardo’s on the beach to sip a reflective Flor de Cana rum, while watching one of San Juan del Sur’s famed sunsets, said to be the most spectacular in Central America; or to listen to tall tales from anglers and surfers who crowd the long wooden bar each evening. Unlike Rick’s in Casablanca police raids are at a minimum at Ricardo’s, as peace prevails in our tiny artists’ haven on the Pacific, and Nicaragua is one of the least militarized nations in the region.”
There are several pizza places and several more waterfront restaurants in town if the above selections are not to your tastes. There are also many smaller bars and a few places to play pool.
The only real spot for dancing is a disco that operates only on Friday and Saturday nights. It is located at the very north end of town. Just walk along the beach street and listen for the music. Don’t worry. You’ll find it. You’ll also be glad that your home at Bahia del Sol is an exclusively residential area with no traffic or night sounds other than crickets and frogs.
